HOW A HIGHLAND METAL ROOF GOES ON

Does the old roof need to come off?

Not always. Keeping suitable existing shingles can reduce removal work and disposal. The condition of the existing roof and the requirements of the selected system determine the approach.

Build over suitable shingles

Where the existing roof is suitable, shingles stay in place beneath the strapping and new metal panels. Keeping them avoids an unnecessary tear-off; it does not replace the assessment of the roof underneath.

Remove covering where needed

Rotten or damaged wooden decking must be repaired or replaced before the new roof is installed. Existing covering is removed as needed to reach damaged areas, or when the assessed roof condition or selected system requires removal.

The roof deck, also called sheathing, is the wooden board or plywood base. Underlayment is a separate protective sheet or membrane. Ask for any removal, decking repairs and roof preparation to be set out in the written quote.

The existing roof is assessed before work starts. Suitable shingles may stay beneath the new strapping and metal roof. Rotten or damaged roof decking must be repaired or replaced; existing covering is removed where needed to reach it.

Why the layers matter

Much of the roof assembly is hidden once the panels are on. Sound decking, the specified protective layers, secure supports, ventilation and flashing all matter. Keeping existing shingles does not remove the need to address damaged decking or to prepare the roof for the selected system.
