METAL ROOFING IN SCARBOROUGH

Up on the Bluffs you get wind straight off the lake with nothing in the way. Inland toward the Rouge it's calmer but the tree cover brings its own problems — shade, damp, and everything that grows on a north-facing slope. Highland has roofed both ends of Scarborough for over twenty years.

The Bluffs change the calculation. Up on that edge there is nothing between a house and the open lake, and wind arrives with no warning and nothing to slow it. Roofs there need to be fastened for uplift rather than simply laid, and it is the detailing at the rake and ridge that decides whether they hold.

Inland toward Rouge National Urban Park the problem inverts. Heavy tree cover means shade, damp and constant debris, and a north-facing shingle slope under mature canopy grows moss whether you want it to or not. Metal gives that nothing to root into.

Up on the Bluffs there is nothing between a house and the open lake, so fastening for uplift matters more than it does a few streets inland.

Most of the decision is the profile rather than the colour. A deep tile like Banff suits older roofs with steep pitches and plenty of visible surface; Standing Seam is flatter and cleaner and sits better on a long modern run. Banff is available in black only; Standing Seam offers eight finishes.

Commercial roofing

Kingston Road carries most of the older commercial stock — long, low buildings with a great deal of flat roof and not much pitch to help them.

On a commercial building the case for metal is mostly about what stops happening. Flat and low-slope roofs need attention on a cycle, and that cycle costs money whether or not anything has actually gone wrong — inspections, recoating, patching, and scaffolding booked every few springs. Metal takes most of it off the calendar.

New builds and custom homes

Infill is the pattern here rather than subdivision, which usually means tight sites and roofs that have to relate to whatever is already next door.

The useful time to involve a roofer is while it is still on paper. Pitch, valley detailing and how the panel meets the fascia are all cheaper to resolve at the drawing stage than on site. We would rather be in the conversation with your architect early than be handed a finished deck and asked to make it work.

Eavestroughs

Under the tree cover toward Rouge National Urban Park, gutters fill with needles and leaf litter faster than almost anywhere else we work.

Metal sheds water fast — that is the point of it — but it does mean more water reaches the eavestrough in less time than a shingle roof would send down. Undersized or leaking gutters are the usual reason water ends up sitting against a foundation, so we size the system to the roof rather than fitting it afterwards.
