METAL ROOFING IN VAUGHAN

Kleinburg and Maple still have plenty of older houses with roofs to match. Thornhill Woods and Vellore Village are almost entirely newer. Highland works across all four, and the honest answer to which profile suits a house usually comes down to the roof's pitch and how much of it you actually see from the street.

Kleinburg and Woodbridge have the older stock — village-scale, plenty of it heritage-sensitive, and roofs where appearance genuinely constrains the choice. Vellore Village, Thornhill Woods and the towers at Vaughan Metropolitan Centre are the opposite: new, uniform, and built recently enough that nobody has replaced anything yet.

On the newer houses the honest advice is often to wait. A shingle roof with real life left in it is not worth tearing off. What we can do is tell you roughly how long you have, which is a more useful answer than a quote you did not need.

Roofing homes in Vaughan

Most of the decision is the profile rather than the colour. A deep tile like Banff suits older roofs with steep pitches and plenty of visible surface; Standing Seam is flatter and cleaner and sits better on a long modern run. Banff is available in black only; Standing Seam offers eight finishes.

Commercial roofing

Vaughan Metropolitan Centre and the industrial land along Weston Road are where most of the commercial roof area sits.

On a commercial building the case for metal is mostly about what stops happening. Flat and low-slope roofs need attention on a cycle, and that cycle costs money whether or not anything has actually gone wrong — inspections, recoating, patching, and scaffolding booked every few springs. Metal takes most of it off the calendar.

New builds and custom homes

Vaughan builds at scale, and on a planned community the roof spec is set long before anyone moves in.

The useful time to involve a roofer is while it is still on paper. Pitch, valley detailing and how the panel meets the fascia are all cheaper to resolve at the drawing stage than on site. We would rather be in the conversation with your architect early than be handed a finished deck and asked to make it work.

Eavestroughs

Newer subdivisions here are graded tightly, which leaves very little margin if an eavestrough overflows.

Metal sheds water fast — that is the point of it — but it does mean more water reaches the eavestrough in less time than a shingle roof would send down. Undersized or leaking gutters are the usual reason water ends up sitting against a foundation, so we size the system to the roof rather than fitting it afterwards.
